The Longview Retail Development is a new retail building located on an underutilized site along a active commercial road in Waukesha, Wisconsin.  The slopes of the existing site dictated a creative design solution that minimized costly excavation and transportation of soils.

The building is design to allow flexible layout for an unknown interior layout while creating an attractive, warm and welcoming building.  The exterior site design creates a clearly organized parking area with a pedestrian scaled space that mitigates between the parking lot and retail spaces.

The design of the building utilizes two different colors of brick along with a band of wood paneling combined to create a warm and welcoming palette of materials.  These three materials are used in a manner that breaks down the building into two different massing that overlap to form a dynamic composition while clearly delineating the entrance of the stores.  
Finally, extensive landscaping of the property a amplifies the pedestrian character of the development.  All told, the design transforms a utilitarian retail development into a welcoming, comfortable building that will create a pleasant experience for people visiting the building.
